Tips for Preparing Your Site for a Roll-Off Dumpster

Ninety percent of delivery-day problems come from the same handful of things, and every one of them takes five minutes to prevent. Here's how to make sure the truck arrives, drops the container exactly where you want it, and leaves your driveway in the condition it found it.

Pick the spot before delivery day

Walk out and choose the actual location, not a general area. Think about where you'll be carrying debris from — a container twenty feet closer to the garage saves a surprising number of trips. Then check that the spot is reasonably flat and firm. Soft ground, fresh sod, and gravel that hasn't settled can all cause problems under a loaded container.

Best move: take a photo of the spot and text it to us. It removes every bit of guesswork about where "next to the garage" means.

Clear the approach

Our truck needs a straight line to back in, so move anything in the path: cars, trailers, boats, basketball hoops, trash bins, and kids' toys. This is the number one cause of failed deliveries — and at most companies, a truck that shows up and can't place the container means a trip fee.

Look up

People check the ground and forget the sky. Roll-off delivery involves the container tilting up off the truck bed, which needs serious overhead clearance. Watch for:

• Low tree branches (Denver's older neighborhoods are full of them)
• Power and cable lines running to the house
• Low eaves, carports, and garage overhangs
• Basketball hoops mounted above the driveway

If a branch is borderline, trim it before delivery day rather than gambling.

Protect your driveway

A loaded roll-off is heavy, and the rails carry that weight on a small footprint. Standard asphalt and concrete handle it fine in almost every case, but if you have decorative concrete, pavers, stamped finishes, or a driveway you just resealed, ask us to lay plywood under the rails. It's a simple precaution and we're happy to do it — just mention it when you book so the driver brings boards.

Leave room for the door

Every roll-off has a rear door that swings open, and if you plan to walk heavy items in rather than lifting them over the side, you need about 8 extra feet behind the container for it to open fully. This matters most on the 30-yard, where the 6-foot walls make over-the-side loading impractical for anything heavy.

Think about the neighbors

Keep the container fully on your own property — driveways don't need permits, but streets usually do. Don't block sidewalks. And if you're in an HOA neighborhood, a quick heads-up to a neighbor or two goes a long way, especially on a longer project.

Plan your loading order

A little strategy before the first item goes in pays off:

• Stage debris in piles by type near the drop spot before delivery
• Load heavy, flat items first and spread them across the floor
• Break down furniture and flatten boxes
• Keep everything below the rim — overfilled containers can't be legally hauled
• Set aside restricted items: dirt, rock, concrete, shingles, tires, chemicals, liquids, batteries, electronics, freon appliances
